     F.H.A. -Most offend the best choice in first time home buyer programs.  Only a 3.5% down payment is required, all of which can be a gift.  Your closing costs can be paid by the seller.

     U.S.D.A.  The U.S.D.A. does more than just certify beef, it also has a great little know mortgage program. With this program you do not need a down payment and the closing costs can be paid by the seller. There are some restrictions on this program, so please call me for more details.
